What landlords need to know
Under the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020, every private rented home in England must have a satisfactory EICR carried out by a qualified and competent person. The rules have applied to all tenancies new and existing since April 2021, and they cover single lets, flats and HMOs alike. Local authorities can issue fines of up to £30,000 per breach, so a valid, in-date report isn’t optional.
Your obligations at a glance
- A valid EICR for every rental property, renewed at least every 5 years (or sooner if the report specifies)
- A copy given to new tenants before they move in
- A copy to existing tenants within 28 days of the inspection
- A copy to the local authority within 7 days of any request
